What should a qualifying quotation include?
- Name the type and confirm three permanent bedrooms, rather than counting a study as a bedroom.
- Keep the quoted price basis, floor, facing and parking allocation together.
- Add the actual maintenance basis, fit-out needs and move-in timing.
- For an MRT priority, inspect the actual walk; for space, compare bedroom dimensions and storage rather than only total size.
What can I conclude today?
Luminar Type E should not be promoted as a sub-RM800k three-bedroom home using the development's smaller-unit starting price. D'Evia, Tujuh and Queenswoodz have relevant family-type drawings, but this guide does not yet establish a matching current price. Obtain that pair before ranking them by affordability. This prevents a misleading bargain shortlist rather than hiding a known family-unit price.
What this comparison establishes
The worked borrowing examples below retain three types from the developer disclosure. They use disclosed minima for illustration and do not identify an available unit. The quick table above separately tests the three-bedroom budget requirement.
The source was accessed on 23 September 2026. The disclosure's publication date is not stated. Neither access nor the permit period proves a unit is currently offered at the minimum. Confirm written terms for the exact home.
Method: the same loan assumptions for all three types
Repayments use 90% of the displayed minimum, an assumed 4% annual rate and 35 years, with the site's reducing-balance calculator formula. Rounded to whole ringgit, they exclude maintenance, sinking fund, insurance, taxes, furnishing and all transaction costs. They are not bank quotations.
This is desk-based arithmetic, not field research. We have not calculated a rental yield or claimed affordability. Even a correctly matched type-level price does not establish the selected unit's final total.
Why the extra room must be a real room
Write down who sleeps in each room, where a desk goes and what storage must fit. A study or flexible space is not automatically an additional bedroom. Check the approved plan, ventilation, door positions and furniture clearance before treating labels such as 1+1 or 2+1 as equivalent to a full extra bedroom.
The practical conclusion is not that the larger type is better. A couple may prefer lower ongoing cost and less unused space. A family needing three permanent bedrooms should start with the appropriate plan, rather than stretch the meaning of the entry layout to fit a price headline.
