Why might Zenia be worth the higher commitment?
ParkCity Group developed Desa ParkCity and plans Zenia as the first residential phase of ParkCity Damansara. Zenia's 1,085 planned homes across 55.05 acres work out to about 20 homes per acre, with a green spine, family facilities and a planned waterfront commercial hub. For a family wanting a larger long-term home beside established Damansara services, that is a specific reason to inspect Zenia rather than treating it as another generic Kwasa apartment.
The trade-off is cash and time. The waterfront hub is planned, not operating today, and the developer describes a wider township that may take roughly 20 years to develop in stages. Jack's 9 October 2026 indicative starting prices are CondoVilla Type A RM1.25m / B RM1.5m and Parkhome Type A RM2.4m / B RM2.6m, with no rebate. Prepare for the 10% downpayment plus loan legal fees. The proposed Kota Damansara road connection is still under negotiation, and completion of waterfront shops alongside Zenia is not confirmed. Ask for the selected home, current written quote and phase-specific delivery before deciding whether the ParkCity premium fits.
Which offers more usable family space?
Zenia's published formats are larger than the D'Evia and Tujuh examples, but total square footage does not show how a family uses the home. Put beds, wardrobes and a dining table on the selected drawing. For parkhomes, test whether the stairs and bedroom distribution suit older relatives. RIA provides a useful check against assuming all Kwasa homes are compact.
Which makes the school and work routine easier?
Write down each person's regular destination and departure time. A rail-first household should inspect its route to the station and any interchange; a household with school drop-offs may need a different choice. Neither area is declared the transport winner without those journeys. Future township facilities should not be treated as operating amenities.
When should I choose each area?
- Consider Zenia when the larger chosen format solves a real household need and the higher ownership cost leaves financial headroom.
- Consider a Kwasa apartment when its selected bedroom arrangement and commute satisfy the household at a manageable commitment.
- Compare RIA with Zenia when space is the priority, using exact unit quotations rather than township-wide price claims.
- Look elsewhere if your move-in deadline cannot accommodate the selected phase's contractual timing.
