Do not shortlist using the area label alone
Place each actual entrance, workplace and school on the same journey plan. Compare the travel mode you will use, including parking or station access. This guide does not establish a fastest commute or a practical walk from any of the three homes.
The sample is restricted to these three published project records, checked for comparison on 23 September 2026. It is not all Subang supply. The size ranges are retained project particulars, not a promise that every intermediate size is offered.
The useful comparison starts with bedrooms
A buyer needing three permanent bedrooms should remove smaller types before discussing price. Luminar illustrates the problem clearly: its developer gives different types their own room counts and price bands. The lowest whole-project entry is not a family-home quotation.
For each shortlisted type, compare kitchen space, storage, bathrooms and parking. A larger upper range does not establish better usable rooms; check the drawing rather than stretching a project-level range into a unit recommendation.
Which option should you visit first?
Start with the project whose exact route and selected plan meet your non-negotiable requirements, then request a dated price and recurring charges. If two qualify, put the same financing margin, rate and tenure into the calculator and add their actual operating costs.
There is no supported cheapest three-bedroom winner here because like-for-like dated unit quotations for all three are missing. This limitation should narrow the next evidence request, not stop you comparing drawings and locations now.
