Build the comparison around real destinations
Write down the two or three journeys that happen most frequently. For each property record the actual road or rail route, first-and-last-mile connection, parking requirements and fallback during bad weather. Do not substitute a straight-line distance for the journey.
This guide has no timed commute inspections. Test routes at the household's normal travel time before paying for a location advantage. A larger home farther away makes sense only if the additional travel remains acceptable.
Keep the household requirement constant
Compare the selected bedroom count, storage and working space before the largest advertised size. The retained size ranges do not provide current prices for a comparable family type. No cheapest or best-value winner follows from them.
Check exact-unit parking and recurring charges alongside the plan. If an additional car is needed to make the location work, include that requirement in the household budget rather than treating it as unrelated to the purchase.
Scope and evidence
The sample uses these three published records reviewed on 23 September 2026. It is a wider-area decision framework, not comprehensive Cheras coverage. Exact-unit prices, current transport-route evidence and operating costs must be supplied before a numerical ranking is defensible.
