The Atera Phase 1 and Phase 2 are not interchangeable
Phase 1 is sold out; Phase 2 is the current launch. Paramount lists 876 units and expected October 2028 completion for Phase 2. Phase 1 has a separate 756-unit disclosure and November 2027 target. Use the contractual completion terms for your selected unit.
Identify the unit
Ask for phase, tower, floor, unit number and exact plan variant before comparing offers.
Check the timing
A marketing completion estimate is not a guaranteed move-in date. Confirm the contractual delivery terms and latest progress.
Check inclusions
Partial- and fully-furnished options are available. Compare the inventory for the selected package; display furniture is not automatically included.
How much should you budget for The Atera?
Jack’s indicative SPA prices on 15 October 2026 are RM690,000 for 775 sq ft, RM950,000 for 1,022 sq ft and RM1.2 million for 1,420 sq ft. These are size-matched price references, not a reservation of a specific unit.
Legal fees are covered, while MOT costs are excluded. Two-bedroom homes come with one car park; three-bedroom homes come with two. Partial- and fully-furnished options are available, depending on the selected package.
Maintenance is RM0.32 per sq ft per month: a base charge of approximately RM248 for 775 sq ft, RM327.04 for 1,022 sq ft and RM454.40 for 1,420 sq ft. Sinking-fund inclusion is not yet confirmed. These charges exclude your loan instalment and other ownership costs.
Why The Atera can make sense for a PJ buyer
The Atera sits in Section 14, an established Petaling Jaya location with access toward Asia Jaya LRT, Federal Highway, LDP and SPRINT. That is a practical starting point for buyers whose work, family, lifestyle or commuting pattern already connects to PJ and central Kuala Lumpur.
Jack confirms that the covered walkway to Asia Jaya LRT is already in place. The station is on the Kelana Jaya Line, making it practical for workers travelling to KL Sentral, KLCC and other stations along the line. Paramount is an established developer; Jack also values the mature location and sees limited land for further development nearby.
Mature surroundings
Section 14 offers a more established PJ setting than an early-stage township.
Transit-led convenience
The station connection matters most if the household expects to use it regularly.
Road access
Federal Highway, LDP and SPRINT access can be useful, but test the routes at the times you actually travel.
Everyday amenities
Jaya Shopping Centre, Amcorp Mall, offices and PJ services should be assessed against your own routine.
Which The Atera layout is most suitable?
This review focuses on the 775 sq ft two-bedroom and 1,022 sq ft three-bedroom options shown below. The phase pages publish further variants; do not assume a displayed plan is currently available.
Jack recommends the 775 sq ft two-bedroom home for young couples and rail-focused investors. He personally prefers the 1,022 sq ft three-bedroom home for own stay because the room sizes are more practical for a small family planning to stay five to ten years.
The showroom is open, with both the 775 and 1,022 sq ft homes to view. Comparing them in person is useful: the long corridor uses some of the built-up area, so judge the actual bedrooms rather than only the headline size.
Two-bedroom fit
Relevant to singles and couples who do not require a permanent third room.
Three-bedroom fit
More practical for family life, a study or a flexible guest room.
Larger homes
Compare the exact availability, pricing, car parks and room proportions before assuming the upgrade is worthwhile.
Smart-home features
Smart locks, lighting, fan and air-conditioning controls add daily convenience only if they match the way you live.
What should buyers inspect before booking?
The Atera is a leasehold serviced residence with separate phases. A buyer who only wants freehold ownership or a low-density residential setting should compare alternatives rather than trying to justify an unsuitable fit.
Jack considers Atera relatively expensive per sq ft among the PJ new launches he compares. High-tension cables are also nearby, so inspect their position and the outlook from the unit you are considering. The long corridor uses some of the built-up area; Jack prefers the three-bedroom plan for its more practical room sizes.
Tenure
The saved project information states leasehold. Confirm title and remaining tenure through the current legal documents.
Density
Confirm the phase, homes per floor and lift provision for your selected tower, then weigh those against your privacy preference.
Ownership costs
Compare maintenance, sinking fund, utilities, assessment, furnishing and financing, not only the booking price.
Exact selected unit
Facing, noise, heat, view, floor, car parks and future obstruction can change the real value of two similar-looking units.
Jack's view: The Atera has a clearer case for buyers who value mature PJ convenience and a usable LRT connection. It is less suitable for someone whose first priorities are freehold tenure or low density.
Who should, and should not, shortlist The Atera?
The Atera may suit working professionals, couples and families who already move around PJ and Kuala Lumpur, especially when Asia Jaya LRT can replace regular driving. Its larger published layouts also keep it relevant to buyers who need more than a compact city apartment.
It may be a weaker fit for buyers who need a quiet low-density environment, insist on freehold tenure, want an immediate rail-free lifestyle or cannot tolerate the full monthly commitment after maintenance and other ownership costs. A good project becomes the wrong purchase when it does not match the household's real constraints.
- Shortlist The Atera if Section 14 PJ, Asia Jaya LRT and a newer smart-home residence fit your daily routine.
- Consider the larger layouts if a genuine third room, family flexibility or work-from-home space matters.
- Compare other PJ projects if freehold tenure, very low density or a different commute boundary is more important.
