The same size can feel different with a balcony or a lanai
The project plans currently shown on this website include C1 and C2 at approximately 1,165 sq ft. The distinction matters: one is presented with a balcony and the other with a lanai. Ask how each space is enclosed, ventilated and included in the sale area rather than treating the labels as interchangeable.
The published B1 and B2 plans are both approximately 1,574 sq ft but show different bathroom arrangements. Decide whether another bathroom improves a multi-generation household or simply adds cleaning and fitting costs. Match the displayed plan to the current approved version before committing.
Four questions that test the premium
Private-lift operation
Ask who can access the lift lobby, how visitors and deliveries arrive, and what alternative route is available when a lift is serviced.
Leasehold holding plan
Check the title and remaining tenure against your intended holding period and financing, rather than dismissing or approving the project on tenure alone.
Recurring charges
Request maintenance and sinking-fund estimates in both RM per square foot and total RM per month for your selected home.
Retail relationship
Inspect the access separation and proposed activity near your stack. Retail can be convenient, but its hours and servicing routes matter.
What does Accent cost, and what does the indication cover?
Jack’s 9 October 2026 SPA price indication starts from RM1.1 million for a low-floor Accent home. This is a budget reference, not a written quotation for a selected type, facing or parking allocation, and not proof that a matching unit is available. The developer preview does not publish a complete current unit-by-unit price schedule.
Request one dated written comparison for the C, B and A homes you would actually consider. Add curtains, cabinetry, appliances, maintenance and sinking fund to the ownership budget. Paying for a larger home makes sense only if the usable rooms and full cost suit your household.

Choose the better daily home, not the most impressive showroom
Avaland identifies Accent PJ as an upper-mid-market development. That explains the positioning, but it does not decide whether it is right for you. Bring your actual furniture dimensions, school route and parking needs to the discussion.
For three bedrooms, compare Accent Type C at 1,165 sq ft with Atera Type C at 1,022 sq ft. Accent offers more area and private-lift arrival near SS2; Atera is the stronger starting point if you will use Asia Jaya LRT regularly. Jack’s 9 October SPA examples—Accent from RM1.1 million on a low floor and Atera around RM950,000 on a high floor—are not matched by type or floor and are not live availability. Check the exact plans, floors, quotations and total monthly costs before choosing.
