Start with M Aspira if a compact 706–1,006 sq ft layout meets your room needs; test whether the shared space works in its denser development. The Atas offers larger 1,156–1,518 sq ft family layouts. AETAS is a much larger, provisional freehold proposal, not a like-for-like price alternative. Match the actual plan and written unit quotation before shortlisting.

What can you compare in Taman Desa?
This directory covers 3 published projects. Recorded indicative starting prices begin at RM452,000. These exclude APDL-only references and are not live available-unit quotations.
Filter counts use overlapping published price references, including APDL ranges where that is the only reference. The starting-price summary above excludes APDL-only ranges and unmatched project-entry figures, so it may be higher than a project's advertised headline. These are not confirmed selling prices. One project can appear in more than one band; check the current price for your preferred floor plan.
Compare the price for the same bedroom requirement, then inspect the actual route to work or rail transit. Entry prices may refer to smaller layouts. For an investment, request comparable rental evidence and operating rules rather than assuming the lowest entry price gives the strongest return.
These are three different home-size and budget decisions within Taman Desa, not three interchangeable listings. Project information was reviewed on 10 October 2026; advertised entry prices are not live quotations for a selected unit.
M Aspira: more rooms in a compact plan
Mah Sing publishes 706, 855 and 1,006 sq ft types with two, three and four bedrooms respectively, each with two bathrooms. The 1,618-home scale and the living space left in the four-bedroom type matter more than its bedroom count alone.
The Atas: more shared family space
Its saved 1,156–1,518 sq ft leasehold plans are a different starting point for a family that finds M Aspira too compact. Compare the chosen floor plan, parking, current unit price and recurring charges before paying for extra area.
AETAS: a proposed large single-level home
Avaland’s Taman Desa proposal is a separate freehold project with much larger plans. Its size schedule and drawings do not fully agree, so obtain the final approved plan, selected-unit quotation and service-charge basis before comparing value.
Can I compare the three advertised starting prices directly?
No. The projects have very different home sizes and their published figures use different dates and price bases. First select a suitable layout in each project, then compare current written quotations, parking and recurring ownership costs.
