Compare the space you will actually use
Separate internal rooms from balconies, circulation and any attached outdoor space before comparing headline sizes. A long corridor or a larger balcony may be useful to one household and less valuable to another. Do not subtract estimated areas from an unscaled drawing and present the result as measured usable space.
Print the selected plans at the same documented scale when possible. Ask for room dimensions if they are absent. Mark furniture using known dimensions, including the space needed to open doors and drawers; do not simply count the beds drawn in a brochure.
Plan the whole daily route for elderly parents
Trace parking to lift, lift to entrance and bedroom to bathroom. Check steps, thresholds, doorway widths and bathroom arrangement in person. Ask about lift backup, maintenance access and what alterations are permitted. No project is certified accessible by this guide.
For a three-storey home, identify whether a bedroom and usable bathroom can operate on the entrance level. Lift-ready provision is not an installed lift: establish installation cost, power, servicing and the delivered specification. A single-level condo avoids internal stairs but still depends on common access and building management.
Dual-key vs a conventional family plan
A separate-entry portion can help privacy where the approved configuration supports the household's use. The cost is often duplication of entrances, bathrooms or circulation. Compare the main living area after those spaces are accounted for, not just total built-up.
Separate access does not itself establish permission for short stays, subdivision or independent sale. A family sharing cooking and living space may prefer a conventional plan. An investor must test the permitted use and separate operating costs before attaching rent assumptions.
How to use the project examples
The linked projects offer different published layout scales and formats; they are not a ranking or a claim that every type has three bedrooms. Open the floor-plan section and select a named type. Reject unsuitable drawings before comparing the remaining written unit quotations.
Bring the plan marked with sleeping arrangements, workstations and storage needs. That gives Jack a specific comparison to resolve instead of a generic request for the biggest unit.
