1. Zenia Parkhomes, ParkCity Damansara
Zenia's three-storey Parkhomes are a different product from its CondoVillas. The published A1 and B1 examples provide 3,150 and 3,210 sq ft respectively. Their specific appeal in this shortlist is ParkCity Group's first residential phase of a planned 600-acre township: Zenia's own 55.05-acre site is published at about 20 homes per acre, with a green spine and family facilities.
The trade-off is the higher initial commitment, three-storey upkeep and a surrounding township planned to develop in stages over roughly 20 years. The waterfront commercial hub is planned, not already open. Compare the actual lot and written price; Jack's 9 October 2026 indicative guides are Type A from RM2.4 million and Type B from RM2.6 million, with no rebate. The proposed Kota Damansara road connection remains under negotiation.

2. Daya Residence, Kwasa Damansara
Daya's Phase 1 semi-detached homes are freehold and three storeys. TSR's public brochure distinguishes them from the condominium and town-villa phase. That distinction matters: the lowest advertised figure for an entire mixed development is not a quote for a semi-detached house.
Consider Daya when the semi-detached arrangement itself is important, such as the relationship between the house and its side outdoor space. Check the actual plot, boundaries, neighbouring homes and the upkeep of that space. A semi-detached label does not automatically resolve overlooking or road noise.

3. Seri Embun, City of Elmina
E&O positions Seri Embun as a hillside neighbourhood in City of Elmina. Its published project material describes freehold three-storey superlink homes with gated-and-guarded living and a clubhouse. Do not confuse it with other Malaysian projects using the same Seri Embun name.
This is a relevant alternative if you prefer Elmina to the Damansara or southern corridors. For any hillside home, examine the approach, gradients and the specific plot rather than assuming every home shares the same outlook. Test the route to your usual school, workplace and family support network.

4. Mio Spring, Gamuda Cove
Gamuda Land identifies Mio Spring at Gamuda Cove, Kuala Langat, as two-storey terrace homes. Its public description highlights wide frontage, double-volume space and a position beside the township's 60-acre central park.
Consider it when this southern location makes sense independently of the house design. Two-storey living can reduce the number of stair journeys compared with a three-storey home, but it does not make every room step-free. Check room placement, the park route and the facilities your household would actually use.

5. Serenia Baleria, Serenia City
Sime Darby Property lists Serenia Baleria at Serenia City as freehold two-storey linked homes, with published sizes from 1,731 to 2,055 sq ft. It offers a different size and location comparison from the larger three-storey homes in this guide.
For a household with regular destinations around Sepang, Putrajaya or the airport corridor, it is worth comparing the actual travel route. Do not choose it solely because an entry-sized home may seem easier to buy: include commuting, furnishing and the rooms you will need over the next several years.

Compare the same home requirement, not the smallest price
Land area and built-up area measure different things. A wide plot may offer outdoor use; a large built-up may be spread over more floors. Ask for both measurements, identify the intermediate or end-lot type, and trace where everyone will sleep and spend the day.
Keep a separate budget for the house after purchase: essential fittings, curtains, storage, lighting, landscaping and ongoing repairs. Ask how any common-facility charges are calculated. No current internal stock, private package or net price is published in this guide.
- Fix the realistic catchment for your weekly routine.
- Choose the minimum rooms and required ground-floor use.
- Compare named types with their own plot dimensions.
- Check contractual delivery against your moving plan.
- Keep a reserve for setup and ongoing ownership.
Three storeys or one-level condo for a multigenerational household?
Trace the daily route for the household member with the greatest mobility constraint. A ground-floor bedroom only solves part of the problem if the usable bathroom, kitchen or car access still requires steps. Lift-ready provision is not an installed, maintained lift.
A larger one-level condo can reduce internal stair use but remains dependent on common lifts, access and management. A landed home may provide more separation and private arrival space while increasing cleaning, fit-out and upkeep. Compare the documented selected plans rather than declare either format universally better.
