Zenia Parkhomes vs CondoVilla: which ParkCity Damansara home is better?

Parkhomes and CondoVillas share the same Zenia township story, but they are different ownership experiences. Parkhomes prioritise scarce landed-style space and privacy; CondoVillas provide large single-level living with shared facilities and easier maintenance.

This buyer guide combines facts from the saved Zenia sales kit with Jack Liew’s practical own-stay assessment. The hero is an editorial illustration and is not an official Zenia rendering.

Jack’s quick verdict

My shortlist at a glance

Jack’s personal choice

Parkhome, if budget is comfortable

New landed-style supply around Damansara is limited, and Parkhomes offer the stronger long-term family-space proposition.

Most practical choice

CondoVilla

A large single-level home is easier to maintain, avoids stairs and enters below the absolute price of a Parkhome.

Best for multi-generation

Parkhome

Three storeys, four to five bedrooms and family spaces can support larger households that genuinely need separation.

Best lock-and-leave fit

CondoVilla

Shared security and facilities with one-level living suit buyers who travel or prefer less private-home upkeep.

The short answer

Choose the lifestyle you can maintain, not the largest home you can finance

I would personally choose a Parkhome when budget is genuinely not a concern because new landed-style homes of this scale are difficult to find near Damansara. The product is more distinctive and can serve a family for many years.

For many buyers, the CondoVilla is the more rational purchase. The shortlisted 1,691 and 2,053 sq ft layouts already provide serious family space on one level, with less cleaning, fewer stairs and a lower total entry than the Parkhomes.

The better product is the one that still feels comfortable after including down payment, instalment, renovation, furnishing, maintenance and long-term upkeep.
Why choose a Parkhome

Scarce landed-style space for a long-term family

Zenia’s 442 Parkhomes are three-storey homes with saved built-ups from 3,150 to 3,980 sq ft. The highlighted types provide four or five bedrooms, family areas and private car-porch living; selected larger plans are lift-ready.

That space can support multi-generational households, older children, home working and long-term family change. The compromise is the financial and physical upkeep of a much larger, vertical home. Buyers must be comfortable maintaining three floors rather than treating size as a status decision.

A1 Parkhome

3,150 sq ft with four bedrooms, four bathrooms, powder room, family lounge and courtyard.

A2 Parkhome

3,820 sq ft with five bedrooms, five bathrooms, family lounge and lift-ready provision.

B2 Parkhome

3,980 sq ft with five bedrooms, six bathrooms, family lounge and lift-ready provision.

Main caution

Higher cash entry, renovation, furnishing, cleaning and a smaller future premium-buyer pool.

Why choose a CondoVilla

Large single-level living without landed-home maintenance

The public CondoVilla shortlist focuses on Type A1 at 1,691 sq ft and Type B1 at 2,053 sq ft. Both give families three bedrooms with wet and dry kitchens while keeping daily life on one level.

This format is easier for households with young children, older parents or owners who dislike stairs. It also suits frequent travellers who value shared security and facilities. Buyers should still compare maintenance fees, lift dependence, parking position, density within the chosen block and future competing supply.

Type A1

Balanced three-bedroom family space with three bathrooms and two car parks.

Type B1

More internal room, four bathrooms, utility space and three car parks.

Main advantage

Simpler lock-and-leave ownership with less private-home upkeep.

Main caution

Strata costs, shared facilities and less land or outdoor privacy than a Parkhome.

Long-term decision

Think about the future buyer before choosing the product

A Parkhome is rarer, but its higher absolute price means the future buyer pool is smaller and more demanding. Condition, renovation quality, accessibility and the maturity of ParkCity Damansara will influence its appeal.

A CondoVilla enters at a lower absolute commitment and may reach a broader group of family buyers, although later condominium supply can create more direct competition. Neither exit is guaranteed; the safest decision is a home that works for the owner through a long holding period.

Buyer-first checklist

Compare what affects the decision

Choose Parkhome when

The household will use the bedrooms, family spaces and privacy for many years and can fund the full setup comfortably.

Choose CondoVilla when

Single-level convenience, easier maintenance and a more manageable total entry matter more than landed status.

Inspect accessibility

Consider children, older parents, injuries and long-term ageing before committing to three-storey living.

Stress-test ownership cost

Include financing, maintenance, insurance, renovation, furnishing, cleaning and an emergency reserve.

Frequently asked questions

Questions buyers commonly ask

Is a Zenia Parkhome better than a CondoVilla?

A Parkhome is better for buyers who genuinely need landed-style privacy, four or five bedrooms and long-term family space. A CondoVilla is better for buyers prioritising single-level living, easier upkeep and a lower absolute entry.

Which Zenia product does Jack prefer?

If budget is not a concern, Jack personally prefers the Parkhome because new landed-style supply near Damansara is limited. For most buyers, he would still compare the practical CondoVilla A1 and B1 first.

How large are the Zenia Parkhomes?

The highlighted saved plans range from 3,150 sq ft to 3,980 sq ft, with four- and five-bedroom configurations.

Which Zenia CondoVilla layouts are included?

Jack’s public shortlist focuses on Type A1 at 1,691 sq ft and Type B1 at 2,053 sq ft. Type C and duplex layouts are intentionally not featured in this comparison.

Which format is easier for older parents?

A CondoVilla keeps internal living on one level and is normally easier when stairs are a concern. Selected larger Parkhome plans are lift-ready, but buyers must verify the exact provision and future installation implications.

Which has better investment potential?

Neither is guaranteed to outperform. CondoVillas have a lower absolute entry and potentially broader buyer pool, while Parkhomes are scarcer but depend on premium demand. Compare realistic rent, future supply, holding cost and exit timing.
