Independent buyer review

Ayanna Bukit Jalil pros and cons: will the larger home fit your budget?

Ayanna offers a freehold residential project, family-sized plans and a 1.3-acre recreational park in Bukit Jalil. The useful question is not whether the park looks appealing; it is which actual layout your household will use and whether the full monthly cost remains comfortable.

Direct answer

Is Ayanna Resort Residences worth considering?

Ayanna is worth shortlisting for a Bukit Jalil family that wants a larger freehold home and will use its shared park and facilities. The trade-offs are the wait for handover, the cost of owning a larger unit and the need to distinguish permanent bedrooms from flexible rooms. Compare a dated quotation for the selected type, not only the advertised entry price.

How to use this review

Buyer-fit conclusions are analysis, not guarantees. The checks below are not allegations of defects. Current prices, contract terms and unit availability must be confirmed separately.

Buyer snapshot

Price, size and timing at a glance

These are public or indicative project details, not live unit availability. Use them to compare the scale of each option, then request a dated written quotation before booking.

Key takeaways

The decision at a glance

Strongest advantage

Family space and shared park

The developer publishes 1,155-2,453 sq ft overall and a 1.3-acre recreational park.

Price basis

From RM738,000 advertised

The developer listing displayed this from-price on 30 September 2026; it is not a quote for every layout.

Main compromise

Size and delivery commitment

A larger home brings more furnishing and recurring costs, while the developer targets handover in 2027.

The family decision

Choose the rooms you will use every day

Chin Hin publishes an overall built-up range of 1,155-2,453 sq ft. Jack's selected plan gallery currently reaches 2,316 sq ft, so it is not the complete schedule for every variant. Use the exact approved drawing when comparing two quotations.

A smaller three-bedroom layout may meet a family's needs with less furnishing and maintenance. A larger type is worthwhile only if its extra living or flexible rooms solve a real privacy, working-from-home or multi-generation need. Do not count every +1 or +2 label as a permanent bedroom.

What you gain

Freehold title and a park are useful only when they match your routine

The developer identifies freehold residential tenure, two to four parking bays depending on type, pet-friendly facilities and a 1.3-acre recreational park. These make Ayanna a plausible own-stay shortlist for a household that wants space and will regularly use the shared environment.

Check the particular block, bay allocation and park access in the approved documents. Pet-friendly marketing should be read with the current house rules, not treated as permission for every pet or activity.

What to test

Three Ayanna disadvantages to check before booking

Handover timing

Chin Hin said in August 2026 that it targets Q2 2027 handover. Plan for the contractual terms and possible changes; a target is not a guaranteed key date.

Total monthly cost

Request maintenance and sinking-fund charges for the selected built-up area, then add financing, insurance, parking and furnishing.

Bigger-plan efficiency

Walk through furniture positions, bedroom privacy and lift-to-parking movement. A larger built-up number alone does not establish a better family home.

Price basis

From RM738,000 is not a unit quotation

Chin Hin's project listing displayed a starting price of RM738,000 with an asterisk when checked on 30 September 2026. It does not identify the floor, facing, parking allocation, type or current eligibility behind that headline. Older permit ranges use a different date and basis; do not combine them into a fabricated live price list.

Ask for two dated written quotes for types you would actually consider, including the exact room plan, selling price and inclusions. Compare cash required to move in and the ongoing cost, not merely price per square foot.

Compare the current release

Want the numbers for the home you would actually buy?

Request the selected layout, written selling price, parking and exclusions together. A generic starting price is not enough to compare two homes.

Frequently asked questions

Questions buyers commonly ask

What is Ayanna's published size range?

Chin Hin describes an overall 1,155-2,453 sq ft range. Jack's selected gallery currently shows plans up to 2,316 sq ft; request the exact approved plan for a type not shown.

Is RM738,000 the price of the Ayanna unit I want?

Not necessarily. It was the developer's advertised from-price when checked on 30 September 2026, not a dated quote for a specific floor, plan or package.

When will Ayanna be handed over?

In an August 2026 update Chin Hin targeted Q2 2027 handover. Verify the contractual completion and current notice for the selected unit.

What are Ayanna's main buyer trade-offs?

The wait for handover, total cost of a larger home and the practical use of extra rooms matter more than the resort presentation alone.
