How do I estimate the monthly commitment?

Start with the selected home's price, not a different type's entry price. At an illustrative 4% annual interest over 35 years, each RM100,000 borrowed costs about RM443 per month. At 90% financing, each RM100,000 of purchase price therefore adds about RM398 to the monthly mortgage.

Which layout should I compare?

Choose a named type in the published floor plans that meets your permanent bedroom requirement. Keep its size, parking and quoted price together. Compare storage, shared living space and bathroom access; a study label or larger total built-up does not establish an extra usable bedroom.

• The exact type, floor, facing, parking, price and inclusions.

What should an investor check separately?
