Why are the starting prices not directly comparable?
Phoeniz’s RM1.016m gross Type A and CentriX’s RM907,800 SOHO starting figures are marketed references, not confirmed stock. Divine’s RM968,000 is the lower end of Chin Hin’s Block B APDL disclosure; its published band runs to RM1.748m. The Conlay’s RM1.46m is an older E&O APDL minimum, not a present asking price.
SO/ KL’s RM1.516m is a dated gross-list reference; another advertised starting figure for the project is RM1.449m, with no matched unit or package basis established. Eaton has differing agent references of RM1.538m and RM1.558m. Jewel’s RM2.044m comes from a July 2026 chart reference. Do not compare any of these as though they were today’s net price for the same layout.
Ask for a dated written quotation showing the exact unit, size, floor, SPA/gross price, rebates, parking and payment terms. The lower figure is not automatically the better purchase.

Phoeniz Suites: the compact freehold option near RM1m
Phoeniz stands out because its published 484 sq ft Type A starts around RM1.016m gross on freehold land. That puts it close to the RM1m search budget, while The Conlay, SO/ KL and Jewel require a larger starting outlay. The 657–678 sq ft B plans are worth comparing if a compact dual-key arrangement matters to you.
This is a future small-home purchase, not a ready family apartment. The reported Mana Mana option may appeal to an overseas owner, but its contract and permitted use matter more than the operator’s name.
Worth shortlisting if
- Your budget is near RM1m and you want freehold tenure.
- A 484 sq ft city base suits one person, a couple or occasional KL use.
- You want to compare the 657–678 sq ft published dual-key variants.
- You can wait for construction rather than move in now.
Compare before choosing
- The actual Type A price, availability and SPA value; a gross “from” figure is not a unit offer.
- Whether 484 sq ft is enough for your real stay pattern, and whether the B layouts separate usefully.
- Maintenance, parking and a written completion target.
- The exact Mana Mana terms and building rules before assuming short-stay income.

CentriX The Station: the direct-LRT choice
CentriX has the clearest transport reason to buy: Crest Builder places the project directly above Dang Wangi LRT. If you expect to ride the Kelana Jaya Line most days, that is more useful than a project described only as “near a station.” Bukit Nanas Monorail is another nearby option; the transfer walk should be tested.
The published RM907,800 SOHO entry is below the MM2H Gold property floor. CentriX is also a large 857-unit mixed-use project on commercial land. Its studio-to-three-bedroom and selected dual-key plans give choices, but the exact title, furnishing and parking package can change the value of a particular unit.
Worth shortlisting if
- Direct LRT access is more important to you than freehold tenure.
- You want to use rail instead of relying on a car.
- You want to compare studio, larger or selected dual-key SOHO layouts.
- You can wait for the currently indicated 2028–2029 completion window.
Compare before choosing
- A unit-specific SPA price above the applicable MM2H threshold; the advertised entry is below it.
- The final resident route to the LRT and the walk to Bukit Nanas Monorail.
- Rental competition within an 857-unit building and the commercial/SOHO title.
- The written furnishing, parking and management terms. Do not assume a fully furnished unit from illustrative plans.

Divine KLCC: more layout choice if you can wait
Divine is worth examining if the smaller KLCC suites feel too restrictive. Chin Hin publishes plans from 502 to 1,319 sq ft, including 3+1 arrangements, so the project can serve more than a one-person city-base search. It is on Jalan Saloma and has a September 2032 completion target in the developer APDL.
The trade-off is time and scale: 1,033 units across two blocks, years before you can use the home. Block B’s APDL band starts at RM968,000, below the Gold-category floor, so choose the actual layout and SPA price before treating it as an MM2H option.
Worth shortlisting if
- You want to compare one-bedroom through larger 3+1 plans.
- You are buying for future use, not immediate occupation.
- A leasehold serviced residence on Jalan Saloma fits your location brief.
Compare before choosing
- September 2032 is the published target; The Conlay or Eaton is a better starting point if you need a home now.
- A specific Block B unit above the relevant MM2H floor, not the RM968,000 APDL minimum.
- Parking varies by unit type, and 1,033 homes could mean substantial future rental competition.
- Any proposed short-stay operator or rental terms in a written contract, not a presentation.

The Conlay: a completed freehold home beside MRT
The Conlay answers a different question from Phoeniz, CentriX and Divine: what can you inspect and occupy sooner? It is completed, freehold and beside Conlay MRT. You can stand in the actual unit, judge the view and test the station route before deciding. Published plans run from 743 to 1,335 sq ft.
The price reference is higher: E&O’s historical APDL begins at RM1.46m, not a current available-unit quote. The smallest 743 sq ft type has no allocated parking bay in the project record, which is a serious difference for a buyer who drives.
Worth shortlisting if
- You want a completed freehold residence rather than an off-plan promise.
- Conlay MRT is useful for your daily routine.
- You want to inspect one- to three-bedroom options before committing.
Compare before choosing
- Current developer or subsale prices, not the old RM1.46m APDL minimum.
- Parking: the published 743 sq ft type has no allocated bay; larger layouts differ.
- The actual maintenance bill; the published RM0.80 per sq ft monthly figure may have changed.
- Unit condition, orientation and any renovation costs.

SO/ KL Residences: a completed branded KLCC home
SO/ KL is for the buyer who wants a finished, design-led residence within Oxley Towers. Its own tower contains 590 freehold residences, and Oxley reported construction completion in August 2025. Published layouts span 566–1,070 sq ft, so start by choosing the home size rather than buying the hotel association.
The dated gross-list reference is around RM1.516m; a different advertised entry of RM1.449m may refer to another unit or package. SO/ branding does not automatically give a residence owner a hotel-managed rental programme.
Worth shortlisting if
- You want a completed freehold city residence with a branded setting.
- A 566–1,070 sq ft published layout range fits your needs.
- You want to compare a finished unit against The Conlay or Eaton.
Compare before choosing
- Which exact SO/ unit corresponds to each advertised price and what is included.
- Service and maintenance costs compared with an unbranded alternative.
- The residence owner’s actual facilities rights and any separate rental-management agreement.
- The correct tower: Jewel is a different residence product on the same site.

Eaton Residences: inspect the home and any managed package
Eaton gives you a completed serviced residence on Jalan Kia Peng with 632 units. You can inspect the actual floor, outlook and condition instead of relying on a future rendering. That is useful if you are comparing own stay with a possible managed-rental arrangement.
Dated agent entry references differ at RM1.538m and RM1.558m; they are not matched units. Some managed packages have been marketed for selected layouts, not every Eaton home. Treat the operator contract and total owner costs as part of the property you are buying.
Worth shortlisting if
- You prefer a completed home that you can inspect now.
- You want to compare personal use with a specific managed-unit offer.
- A leasehold Jalan Kia Peng address is acceptable to you.
Compare before choosing
- The exact quoted unit and price; published entry figures disagree.
- Whether that unit is vacant, tenanted or already tied to a manager.
- The operator’s fees, furnishing obligations, exit terms and permitted use.
- Lease balance, maintenance and actual walking route to Conlay MRT.

Jewel at Oxley Towers: the smaller freehold tower above RM2m
Jewel’s clearest advantage is a smaller residence tower within Oxley Towers KLCC: 267 freehold homes, compared with 590 in the separate SO/ KL tower. Oxley reported construction completion in August 2025, so a buyer can judge a real unit and view before committing.
The published layouts run from 678 to 1,227 sq ft, including a listed 1,227 sq ft dual-key type. A dated July 2026 chart reference begins around RM2.043m. This is a different budget from Phoeniz, CentriX or Divine; compare the extra outlay against the actual unit and ownership costs, not the Jewel name alone.
Worth shortlisting if
- Your budget is comfortably above RM2m.
- You want freehold tenure in a completed KLCC development.
- You prefer 267 residences in Jewel’s tower to a larger residence count.
- You want to compare one-bedroom, larger two-bedroom or a published dual-key layout.
- You want to inspect a real unit for own use or assess it against rental evidence.
Compare before choosing
- The developer unit against comparable subsale asking prices.
- The actual floor, view, orientation and condition—not just a rendering.
- Which furnishing and car-park rights belong to the exact unit.
- Maintenance, sinking fund and any optional management fees.
- Whether the selected layout and total acquisition cost justify paying far more than the near-RM1m future projects.

Which project should you compare first for your priority?
Use this as a first viewing order, not a universal winner. A better matched unit in a second-choice building can still beat a poor layout or costly package in the apparent first choice.
| Your priority | First project to examine | Why—and the condition |
|---|---|---|
| A published entry just above RM1m | Phoeniz Suites | RM1.016m marketed gross Type A; confirm a real qualifying unit and whether 484 sq ft suits you. |
| The easiest LRT-first routine | CentriX The Station | Built above Dang Wangi LRT; inspect title and select a unit above the applicable MM2H floor. |
| More future layout choices | Divine KLCC | 502–1,319 sq ft published plans; accept the September 2032 target and confirm unit-specific price. |
| Completed freehold home beside MRT | The Conlay | Inspectable building by Conlay MRT; verify parking and current service charges. |
| Completed branded residence | SO/ KL Residences | Its own freehold branded tower; assess actual service obligations, not hotel-led rental assumptions. |
| Completed unit with a management offer to inspect | Eaton Residences | Review the specific unit and written operator terms; packages are not building-wide guarantees. |
| Smaller residence tower at higher budget | Jewel at Oxley Towers | 267 residences versus SO/’s 590; compare tower-specific rights and the RM2m-plus entry. |
If immediate occupation matters most, start with the four completed buildings. If a dual-key plan matters, inspect the exact Phoeniz or CentriX plan before assuming two rentable spaces. If hands-off overseas ownership matters, compare written operator contracts—not project slogans.
Does a RM1 million KLCC property automatically qualify for MM2H Gold?
No. MOTAC’s current federal overview lists a RM1 million compulsory residential-purchase minimum for the Gold category, compared with RM600,000 for Silver and RM2 million for Platinum. It is a category floor, not a promise that any advertised RM1 million unit is eligible to be bought by a particular foreign buyer.
Before booking, have the appointed licensed MM2H company and Malaysian conveyancing lawyer check the exact SPA value and timing, the property’s legal classification, the applicable state foreign-acquisition rules and any consent or title restriction. A discount or a “from” price should never stand in for the selected unit’s signed terms.

What should an overseas buyer request before paying a booking fee?
- A dated quotation naming the unit, floor, area, SPA price, discount basis, parking and payment schedule.
- The title and permitted use for that exact unit, plus written advice on foreign-purchaser eligibility and any required consent.
- A realistic move-in date or actual-unit inspection, rather than a project-wide completion slogan.
- Maintenance, sinking fund, furnishing and management costs; obtain the governing rules before assuming short stays are permitted.
- Independent MM2H and conveyancing advice on whether the purchase fits your chosen category and application sequence.
Jack can compare the homes and arrange a focused shortlist. A licensed MM2H company and your lawyer must make the programme and legal checks.
