Which can I actually buy around RM1m?
Only a dated quotation for the selected type can settle that. The table identifies projects whose published entries make them research candidates; it does not promise that the larger layouts or preferred floors fit RM1m. Preserve the difference between marketed prices and approved advertising bands.
How should I compare the locations?
Use the exact street address and a real trip to your workplace. Do not replace Bangsar with Bangsar South or classify Sri Petaling as either. For a rail-led choice, inspect the walk from the project entrance rather than converting a published distance into an assumed walking time.
Which should I shortlist?
- Consider Khaya if the selected room arrangement and Jalan Bangsar routine suit you.
- Consider Parkside if its selected type and location meet the household requirement; confirm timing and furnishing independently.
- Consider Bangsar Hill Park if a quoted type supplies the space you need within the full ownership budget.
- Look elsewhere if the only qualifying price is attached to a home too small for your household.
Both are in Bangsar, not KLCC
Khaya is on Jalan Bangsar. Parkside is the first residential tower in the 52-acre Setia Federal Hill development, also along Jalan Bangsar. A city-centre skyline view does not make either project a KLCC address.
Write down your regular destinations: office, school, family home and weekly shopping. Compare the actual route from each residential entrance. A nearby landmark may sit across a busy road, while a map pin may show the sales gallery instead of the future home.
Khaya Type D vs Parkside Type C2: two bedrooms, two bathrooms
Khaya Type D is 869 sq ft; Parkside Type C2 is 732 sq ft total built-up. Both plans show two bedrooms and two bathrooms. The difference is 137 sq ft, but that number alone does not reveal which home fits your furniture and routine.
Trace a normal evening through each plan. Can one person cook while another works? Where will laundry, luggage and cleaning equipment go? Check bedroom wardrobe depth, dining space and the position of the shared bathroom before treating either plan as a family home.
A study is not automatically another bedroom
Khaya Type A is labelled 1+1 rooms in the public brochure, with the extra space marked as a study. Parkside Type D2 also includes a study. Ask what the approved plan calls the room before counting it as a permanent bedroom.
For a home office, check a desk, chair clearance, power points and separation from the living room. For overnight guests, check ventilation, privacy and whether a bed can fit without blocking circulation. Do not assume an illustrated alternative layout is the delivered configuration.
Test rail access and the surroundings separately
S P Setia lists Bangsar LRT at approximately 400 m from Parkside. That is a developer-stated distance, not a verified door-to-platform walking time. Confirm the final entrance, crossings, shelter and opening arrangements for the route. Apply the same check to Khaya instead of assuming all Bangsar projects offer the same connection.
A masterplan can offer a more coordinated environment, but future retail, landscaping and other phases may open at different times. Parkside's public completion target is January 2030; the full neighbourhood should not be assumed complete on the same date. Compare the surroundings you can confirm with the features still planned.
For an LRT-dependent buyer, an inconvenient pedestrian route is a daily cost. For a buyer who mainly drives, test the car-park exit and peak-hour journey instead.
What should you compare at the viewing?
Start with two named layouts, not two entire projects. Bring your largest furniture dimensions and ask for the actual specification, parking arrangement and recurring charges for each home. Separate display-unit decoration from the delivered items.
Decide whether the rooms, location and development setting suit you before discussing a proposal with Jack. Investment buyers should separately test rental comparables and costs; proximity to rail does not guarantee rent or resale performance.
Khaya, Parkside and Bangsar Hill Park: widen the shortlist carefully
Khaya and Parkside remain the core comparison on this page. Bangsar Hill Park is a further Bangsar-area alternative with 917-1,478 sq ft in its retained project record; it should not be described as the same site or micro-location. Compare the exact entrance, daily route and named household plan.
The smaller entry types at Khaya or Parkside do not establish a price for a comparable family home. Obtain the same room requirement, quoted unit, parking and charges across all three before declaring one better value. This extension is buyer-fit analysis, not a new site inspection or a current-unit price ranking.
