Why the shortlist uses separate groups
The preferred RM500,000 ceiling is the first filter. An option from RM500,001 to RM550,000 belongs in the first stretch group; RM550,001 to RM600,000 belongs in the wider stretch group. A project above RM600,000 is outside this brief even when its location or rail proposition is attractive.
Location is treated the same way. Ara Damansara can be relevant to a PJ buyer, while Subang Jaya may still fit the commute, but neither should be silently substituted for the buyer's exact neighbourhood requirement. Nearby alternatives stay visibly separate.
A project starting reference is not the selected home's price
ARRA's official website did not publish a current unit price when checked on 4 October 2026. The RM520,000 figure is retained from the site's earlier project record, while a separate secondary project reference lists higher type-level figures. This conflict is not resolved by averaging them: request a dated quotation for the named layout.
Alora and The Atera also need the selected phase, layout, floor, parking and package checked together. A project can pass a starting-price filter while the suitable bedroom type sits above the target.
What 'near LRT' must mean before you rely on it
A station name on an official project page is enough to identify a research lead, not enough to establish a practical commute. Check the actual exit, path, crossings, gradients, weather protection, station entrance and door-to-platform time at the hour you expect to travel.
Then test the full journey to work or school, including waiting and interchange time. If the household will normally drive, do not pay an automatic premium for a rail proposition it is unlikely to use.
Recalculate the cash and monthly cost before stretching
An extra RM50,000 or RM100,000 changes more than the purchase headline. Recalculate the buyer's cash contribution, loan amount, estimated instalment and emergency buffer using the actual financing terms. Add maintenance, sinking fund, insurance, assessment, parking and furnishing separately.
A stretch is sensible only when the selected home solves a meaningful need—such as the correct room count or a regularly used commute—and the higher total remains comfortable. It is not a reason to move every buyer to the maximum they might borrow.
