RTS status: a target opening is not an operating commute
Singapore's Land Transport Authority states that RTS Link passenger service is targeted for the end of 2026. The planned route connects Bukit Chagar with Woodlands North, with an approximately five-minute train journey and co-located immigration clearance at departure.
Five minutes is the train journey, not your door-to-door commute. Walking, queues, waiting, immigration and the onward trip remain separate. If you need to move before service starts, compare a workable current crossing route as well as the future one.

CIQ, JB Sentral and Bukit Chagar are not interchangeable
A development can advertise proximity to one destination without providing the same route to the other two. Ask the agent to mark the residential exit, bridge entrance, crossings and final station entrance on one map. Distinguish a proposed link from a route already open to residents.
A useful test includes rain, luggage and the hours when you expect to travel. Someone walking home late may value controlled access and reliable lighting more than a small difference in the advertised distance.
R&F Princess Cove: check the bridge and the exact phase
R&F's official website describes a completed, covered pedestrian bridge of approximately 650 metres connecting to JB CIQ. That is a developer-stated bridge length, not a measured walk from every apartment to an RTS platform. The wider development has multiple phases, including a separately marketed Phase 3.
Ask which tower is under discussion and how you reach the bridge from that tower. For a family, also compare the home's daily shopping route and usable bedrooms. An existing connection elsewhere in a development does not prove that a later-phase home is ready for occupation.

Causewayz Square: separate the proposal from today's route
EXSIM announced Causewayz Square @ JBCC in April 2026. Jack's project page contains the published location and connection visuals. Treat those graphics as planning context: confirm the selected building, pedestrian route and connection delivery before relying on them for a moving decision.
For a compact city base, inspect where luggage, laundry and a work desk will go. Investors should make the same test from a tenant's perspective. A shorter commute is useful only if the home and the operating arrangement also meet that person's needs.

Coronation Square: identify the residence, not only the masterplan
Coronade Properties describes Coronation Square as an integrated Johor Bahru development with residential, office, hospitality and medical components, together with pedestrian connectivity proposals. The Coronade Residences name refers to a residential product; it should not be used as a shortcut for every component or later release in the masterplan.
Before comparing it with another project, obtain the exact product name, approved plan, delivery position and route from that building. Planned retail or healthcare can be relevant to future convenience, but they should not be presented as services already operating without confirmation.

When should you consider a home farther from the border?
Consider a wider search when the extra rooms or more suitable home materially improve family life and you have a dependable way to reach the crossing. Compare a realistic peak-hour journey and the recurring cost of that journey, not a quiet Sunday drive.
For investment, write down a conservative long-term rent, realistic expenses and an allowance for vacancy before considering any growth story. New transport infrastructure does not guarantee rental demand for every layout. Foreign buyers should verify property eligibility and approvals with qualified advisers before proceeding.
Shortlist two homes and test the same complete journey from each. That is more useful than visiting ten showrooms with different distance claims.
Do not price an operating commute from a future connection
Keep the currently usable journey separate from a planned connection. A development distance to CIQ, JB Sentral or Bukit Chagar does not establish the same destination or an operating transfer. Before relying on any opening date in older material, verify current official operator information.
No fresh travel-time or opening-status confirmation is added here. For the purchase decision, price the present fallback journey and the cost of delay as well as the intended future route. A promised connection cannot by itself support a rental forecast.
