Does the family layout fit RM500,000?
Anderson lists the 516 sq ft one-bedroom layout from RM215,500 and the 884 sq ft three-bedroom layout from RM320,000. Raffles 188 lists a two-bedroom entry type from RM470,400, while its three-bedroom Type B starts at RM559,000. The latter does not fit a RM500,000 purchase ceiling simply because the project appears in this guide.
Keep the unit type and its quotation together. Project-wide bedroom ranges are useful for discovery but cannot establish which bedroom count is available at the minimum price.
Land size is not living space
Silver Valley Gardens lists a 22 by 65 ft lot. That does not mean it has 1,430 sq ft of internal living space. Compare built-up measurements separately from land and ask for the drawing where the built-up is not established.
For compact condos, inspect usable room dimensions, storage and bathroom access. For landed homes, include setbacks, parking and any stair use in the comparison.
What else belongs in the RM500,000 decision?
The purchase ceiling is only one limit. Set a separate monthly comfort level and allow for maintenance, repairs, insurance and travel. Use the calculator with your own financing margin, rate and tenure; its result is an estimate, not approval.
Ask for a complete written quotation covering the selected unit, parking, included specifications and payment terms. Keep a cash reserve rather than allocating every available ringgit to the deposit and furnishing.
A practical shortlist of three
Remove any project whose location or layout does not work before discussing packages. Save the remaining options, compare their exact plans, then send Jack the three projects and your unresolved question.
This is a starting-price comparison of projects on JackLiew.com, not an exhaustive ranking of Ipoh or a live availability list.
