Project overview

Is Laurel Residence right for you?

Laurel is practical when the household's life already centres on Bangsar South. Its compact homes can reduce unused space, while the larger three-bedroom types add a second bathroom—a more meaningful upgrade for sharers than bedroom count alone.

How we compare facts, costs and buyer suitability

Space and configuration

Laurel Residence floor plans

Type D is the first plan I would inspect for a rental-led purchase, but compare its entry and room arrangement with the other layouts before choosing. Tap any plan to enlarge it; the approved drawing for your selected unit takes precedence.

Type D and D1 | 903 sq ft

Three bedrooms and two bathrooms. Compare the two plan variants and inspect the actual available unit before relying on a separate-tenant strategy; confirm the management rules first.

Type C | 590 sq ft

A smaller two-bedroom, one-bathroom option to compare if your priority is a lower space and furnishing commitment rather than Type D's room flexibility.

Type E | 853 sq ft

Three bedrooms and two bathrooms. Compare its room arrangement with Type D if a single-household rental or own stay is your main plan.

Laurel Residence Type D for investment: can the rental work?

For rental investment, Type D is the Laurel Residence layout I would inspect first. Its 903 sq ft plan has three bedrooms, two bathrooms and separate entrances from a shared foyer. UOA lists the development as completed, so buyers can ask to view an actual available unit. The attraction is testable flexibility, not a promise of passive income.

Why does Type D make the shortlist?

The official plan shows a studio-side and two-bedroom-side arrangement that may suit separate tenant groups. Confirm the selected unit's configuration and management rules before relying on that strategy. I would prioritise rentable layout over paying solely for a preferred floor or view. The developer floor plan below can be enlarged; it is not a photograph of an available unit.

What do current rental advertisements show?

Two Laurel advertisements supplied by Jack asked RM2,200 per month for a 300 sq ft studio on 12 October 2026 and RM3,000 for a 590 sq ft two-bedroom unit on 13 October 2026. These are asking rents, not signed leases. They do not prove that one Type D has earned their combined RM5,200; compare achieved rents for matching layouts and furnishing before buying.

Would the rent cover a RM3,600 monthly instalment?

Jack's working scenario is RM4,500-RM5,000 gross monthly rent against an illustrative RM3,600 instalment over 35 years. That leaves RM900-RM1,400 before maintenance, sinking fund, furnishing, repairs, agent fees and vacancy. It is not net cash flow or a bank offer. The actual repayment depends on the approved loan amount, interest rate and tenure; at RM3,000 collected rent, the instalment alone would be RM600 short.

What changes when the developer unit is completed?

A buyer can ask to inspect an available unit, its finishes and competing rentals instead of relying only on an off-plan forecast. A completed purchase does not have a construction-stage progressive-interest period, but financing costs begin under the bank's actual disbursement terms. Renovation and letting can be planned after legal completion and handover, subject to approvals. Compare the written developer quotation with a suitable subsale unit, including down payment, MOT, legal costs and furnishing.

Who might rent here, and what could weaken the case?

My tenant-market hypothesis is Bangsar South workers and couples who value a shorter commute and nearby amenities; it is not a measured occupancy rate. Laurel is leasehold and has 1,260 units, so similar homes in the same building can compete on rent and furnishing. A vacant side, higher financing rate or unexpected setup costs can erase the apparent headroom. The pool image below is a developer artist's impression, not a current-condition photo; inspect the facilities during viewing.

Jack's take before booking

Type D is worth shortlisting for an investor who can fund the initial setup and absorb vacant periods. I would first match the selected unit's written terms and permitted letting arrangement against recent comparable rents and similar-size transactions. If the purchase only works when both sides achieve their asking rents immediately, I would not call the cash flow secure. Ask me for a current unit quotation and actual-unit viewing before deciding.

What are the pros and cons of Laurel Residence?

What makes it worth considering?

The layout range lets buyers compare smaller and family accommodation within the same employment corridor.

What is the trade-off?

1,260 homes are not a low-density proposition. Even though UOA lists the project as completed, availability and the condition of any particular unit still need checking.

Rental and investment assessment

What would make Laurel Residence work as an investment?

For Type D, Jack is testing RM4,500-RM5,000 gross rent against an illustrative RM3,600 monthly instalment over 35 years. The RM900-RM1,400 difference is before operating costs and vacancy, not a forecast of net cash flow. Check achieved comparable rents and a unit-specific financing quote.

Rental evidence: two Jack-supplied October 2026 asking-rent screenshots, not signed tenancies. Financing: Jack's illustration; loan amount and interest rate were not supplied.

No project-specific market-rent forecast is established by this assessment. Asking rents are not achieved rents; future delivery and an attractive address do not guarantee income.

Laurel Residence: buyer questions

How do the compact and family plans differ?

Type A has a bedroom plus an additional room and one bathroom. Types B and C provide two bedrooms with one bathroom. The 853 and 903 sq ft plans provide three bedrooms and two bathrooms, so bathroom access changes as well as floor area.

Where is Laurel Residence?

The developer map places Laurel in Bangsar South. Compare the residential entrance with your workplace, groceries and onward route to rail. A township address is not proof of a sheltered station walk.

What is the price of Laurel Residence?

The dated developer disclosure lists RM450,000-RM899,300 and a proposed December 2025 completion. Neither establishes current available prices or actual handover.

What layouts are shown for Laurel Residence?

The published range is 495-903 sq ft. This guide includes 6 selected plan images; confirm the exact type, parking and specification before booking.

Is Laurel Residence freehold?

No. UOA identifies Laurel Residence as leasehold. Check the unit's title and remaining lease alongside financing and ownership costs.

Is Laurel Residence suitable for own stay?

A smaller household can start with the compact layouts; a family should inspect dining space, storage and bathroom access in the larger options. Test the journey from the residential entrance to work and groceries, not from the sales gallery.

Is a rental return guaranteed at Laurel Residence?

No rental return is established by this guide. Use a current purchase price, achieved comparable rents, recurring costs and vacancy assumptions before assessing an investment.

How can I arrange a Laurel Residence viewing?

Evidence and limitations

Sources and verification

UOA's project page, completed-project listing and Type D plan were checked. October 2026 rental advertisements supplied by Jack are asking rents, not signed leases. The RM3,600 instalment is Jack's illustrative 35-year estimate, not a bank quotation; loan amount and interest rate were not supplied. Current developer stock, letting rules and written costs require unit-specific confirmation.

Evidence reviewed: . Current price, availability and contractual terms should still be reconfirmed for the selected unit.
