These two Sri Petaling projects serve different households
Aster Hill is a freehold suite-apartment development by UOA Development with 1,150 homes across two blocks. Its published 846 to 1,077 sq ft range is built around three-bedroom formats, with parking allocated to the selected unit; two individual bays are indicated for selected developer units, with three on selected homes. It is the more natural comparison for families, couples planning children or buyers who need a permanent study or guest room.
Aurum Suites is a freehold commercial-HDA SOHO component within a mixed development by Amber Homes. It has 456 suites, with Type A at 527 sq ft for one bedroom and Type B at 679 sq ft for two bedrooms. Its case is not bigger family space; it is a compact work-live format with retail and a stated covered MRT connection.
Three bedrooms at Aster Hill or one to two bedrooms at Aurum?
Aster Hill starts in a completely different space category. Even its smaller Type A homes are approximately 852 to 872 sq ft with three bedrooms, while the larger Type B and C formats extend beyond 1,040 sq ft. That makes it more flexible for family life, work from home and a longer own-stay horizon.
Aurum Type A and B are deliberately compact at 527 and 679 sq ft. They may reduce the total size a buyer must fund and maintain, but a buyer should be honest about storage, cooking, guests and future family plans. A two-bedroom label does not replace the usable space of an Aster Hill three-bedroom home.
Choose by minimum rooms
Remove Aurum from the shortlist if a genuine third bedroom is non-negotiable.
Measure usable space
Compare furniture placement, wardrobes, kitchen storage, laundry and work-from-home use.
Consider five-year needs
A lower entry can become expensive if the household outgrows the layout soon after moving.
Inspect the exact type
Bedroom count alone does not reveal width, privacy, daylight or storage.
Completed convenience versus a stronger MRT walking proposition
Aster Hill is already completed, so buyers can evaluate actual traffic, views, facilities, common areas and remaining units. Its Sri Petaling position is convenient for driving toward the commercial area and other parts of Kuala Lumpur, and the project has promoted a shuttle connection to MRT Taman Naga Emas rather than a direct walk from the residence.
Aurum's published proposition is an approximately 600 m covered link to MRT Taman Naga Emas. Jack currently expects completion in Q4 2029, and says the walkway will complete with the project. That can appeal to a rail-oriented buyer, but the final entrance, security, weather protection and delivered route cannot be tested today.
Aster Hill advantage
Actual completed condition can be inspected now, reducing reliance on renders and future assumptions.
Aurum advantage
The stated covered MRT walkway is the stronger public-transport proposition when delivered as described.
Aster Hill compromise
The project has 1,150 units and a more modest facility and facade impression than some newer launches.
Aurum compromise
A buyer must accept a future completion timeline and a much smaller residential format.
Who should choose Aster Hill and who should choose Aurum?
Choose Aster Hill when the purpose is family own stay, the household needs three bedrooms, an actual completed home is important and Sri Petaling road convenience fits the weekly routine. Its value should be judged from the live balance-unit price and actual inspected condition.
Choose Aurum when one or two bedrooms are enough, the buyer values the covered MRT proposition, prefers a smaller total space commitment and is comfortable waiting for completion. Investors should still use conservative rental, vacancy, maintenance and furnishing assumptions rather than buying only because of the MRT label.
Jack's conclusion: Aster Hill is the stronger own-stay choice for a buyer who needs an affordable completed three-bedroom home. Aurum is the more logical compact alternative for a single buyer or couple prioritising MRT access.
