Confirm Milano before comparing any floor plan
The developer presents both Regal and Milano under Arte Star. Keep the edition on every quotation, plan and specification you compare. Similar branding is not evidence that floor areas, furnishings or contractual terms match.
The current project page deliberately does not substitute another edition's floor plans for missing verified Milano plans. Ask for the labelled plan for your actual unit. Check where the usable sleeping space, kitchen, storage and ventilation sit rather than relying on a styled interior image.

The four assumptions most worth challenging
SOHO use
Ask your solicitor and management representative about the intended occupation or business use, utility treatment and applicable rules. SOHO is not permission for every activity.
Short-stay income
Do not assume holiday letting is allowed or profitable. Check written management rules, operating requirements, fees, vacancy and actual comparable demand.
Future transit
The developer mentions upcoming MRT3. It should not be treated as a current service or a guaranteed benefit by your move-in date.
Design upkeep
Inspect the finish schedule and ask about maintenance of shared feature spaces. Attractive renders do not show the running budget or long-term wear.
Compare a complete purchase budget, not a yield headline
No live Milano unit price or guaranteed rental return is established by this review. Request the selling price, financing assumptions, furnishing scope, recurring charges and all package conditions for the chosen unit.
For a rental scenario, subtract management, vacancy, maintenance, repairs and any owner-paid utilities before comparing rent with finance costs. A conservative long-term-rental case is a useful first test; short-stay revenue requires a separate permission and operating-cost assessment.
Worth a visit when the underlying product fits
Milano is a reasonable shortlist for a buyer who likes the concept and has checked the actual Sungai Besi/Salak South routine. Visit the approach roads and surrounding streets at the times you intend to travel. Distinguish a station shown on a map from a walk you would comfortably make.
Pause the purchase if the main justification is promised appreciation, a rail opening date or an income estimate that no one will substantiate in writing. These checks are not allegations of project defects; they are the questions needed to assess the offer fairly.
